Willow Creek FAQ


  1. Is it a risk to buy into this development?
    Not at all, the town was proclaimed on 21 July 2006, all services have been completed and the first 7 houses were establish in December 2006. This is a great investment. Current return since 2006 on plot-and-plan is between 70% and 100%

  2. How many stands are still available?
    Out of the 90 existing stands 28 have been sold by word of mouth and 11 houses been built.

  3. How is the town managed?
    It is managed by a Home Owners Assosiation. It is full title and all owners will automatically be members.

  4. Is the river boatable?
    Yes, it is boatable for about 15 km from the rapids upstream of the development to the Letabo weir downstream.

  5. What about security?
    There is 24 hour security and access control. The property is bordered by palisade as well as electrical fencing. Currently Willow Creek is busy with individual home alarm monitoring systems.

  6. Is a deposit required?
    Yes. 10% within 7 days to secure the plot and plan.

  7. Are there any specific rules that are out of the ordinary?
    Our HOA rules are strict, but here are a few to point out:
    • No motorbikes or 4x4 quadbikes are allowed, only if they are electrically driven.
    • There is a no-wake zone in front of the development to protect the breeding of the birds on the two islands in front of the development.
    • No cats are allowed because of the abundant birdlife.
    • No normal fencing, only picketfencing, one metre high for small children.
    • Dogs must be kept in the back yard and must be on a leash at all the times when in communal areas.

  8. What other services are available, and what about boat houses?
    • Garden and cleaning services will be available as an optional extra.
    • Boat houses are for rent at aprox. R880 per month
    • MTN reception is excellent
    • Vodacom reception is fair.

  9. Levy?
    The levy is R 1 200 per month and includes basic electricity, sewerage and water as well as refuse removal, security, maintenance of the parks and up-keep of the roads. You will pay for your own electricity and water usage.

  10. Can I build my own house or use my own builder?
    Only the developer's appointed builder or approved builder can be used, this is to make sure that all standards conform to the architectural guidelines and that quality and your investment is not compromised. The other reason is due to security as there are a number of permanent residents and strict control is necessary.

  11. Are there any specific building plans available, and must we comply to the existing plans?
    • There are 5 prototypes available and you can design your own house, assisted by our architect.
    • The overall design must keep within the rules of the aesthetic look of the development.

  12. What are the building costs?
    • The 5 proto types have been priced and are available here.
    • Building costs are on plot-and-plan.

  13. What is included in the price of the stand and what costs are extra?
    • VAT
    • Agent commision
    • Architectural fees
    • Engineer's fees
    • Approval fees - Rand Water Board and Metsimoholo
    • NHBRC

    Excluded:
    • Attorney fees for transfer purposes
    • Deposit of levy.
